Despite the low economic growth (and high office vacancy rates) of the post-2000 period, Atlanta remains ever-exuberant as it plunges itself into a new era of highrise development. 1180 Peachtree Street, also known as the Symphony Tower, is being developed by Hines in the Midtown business disctrict and will be the 9th tallest building in the city when completed in early 2006. The architects of this project, Connecticut-based Pickard/Chilton (whose lead designer was responsible for such projects as the World Financial Center and the Petronas Towers while employed by Cesar Pelli), have designed a mixed-use complex for another developer in the Downtown business district of approximately the same height (around 650') that is expected to begin construction before 2007.

In the residential high-rise sector, there has been immense development in the Midtown area, with several important developments soon to follow Downtown. Notable buildings include Metropolis (2002) and Plaza Midtown (2006), both by Atlanta-based Smallwood, Reynolds, Stewart, Stewart and Associates.
