Exclusions
Under UK law a residential tenancy agreement forms an Assured Shorthold Tenancy by default unless it is of one of the types specifically excluded. The conditions that exclude a tenancy from being an Assured Shorthold Tenancy are:
Living with the landlord.
Rent greater than £25 000 per annum.
None of the tenants occupying the property as their principal home.
