Chambers Estates is a census-designated place located in Broward County, Florida. As of the 2000 census, the CDP had a total population of 3,556.


Geography

Chambers Estates is located at 26°3'23" North, 80°12'9" West (26.056366, -80.202598)1.


According to the United States Census Bureau, the CDP has a total area of 1.4 km˛ (0.6 mi˛). 1.4 km˛ (0.6 mi˛) of it is land and none of it is covered by water.


Demographics

As of the census2 of 2000, there are 3,556 people, 1,336 households, and 883 families residing in the CDP. The population density is 2,496.3/km˛ (6,455.9/mi˛). There are 1,432 housing units at an average density of 1,005.3/km˛ (2,599.8/mi˛). The racial makeup of the CDP is 78.07% White, 11.08% African American, 0.28% Native American, 1.83% Asian, 0.00% Pacific Islander, 5.40% from other races, and 3.35% from two or more races. 25.90% of the population are Hispanic or Latino of any race.


There are 1,336 households out of which 36.6% have children under the age of 18 living with them, 40.5% are married couples living together, 18.2% have a female householder with no husband present, and 33.9% are non-families. 25.0% of all households are made up of individuals and 7.9% have someone living alone who is 65 years of age or older. The average household size is 2.64 and the average family size is 3.16.


In the CDP the population is spread out with 27.8% under the age of 18, 9.4% from 18 to 24, 34.2% from 25 to 44, 20.1% from 45 to 64, and 8.6% who are 65 years of age or older. The median age is 34 years. For every 100 females there are 95.0 males. For every 100 females age 18 and over, there are 91.9 males.


The median income for a household in the CDP is $37,756, and the median income for a family is $36,750. Males have a median income of $32,394 versus $23,958 for females. The per capita income for the CDP is $17,707. 12.8% of the population and 12.5% of families are below the poverty line. Out of the total population, 14.5% of those under the age of 18 and 3.5% of those 65 and older are living below the poverty line.

Under the common-law definition, which is generally accepted under the modern law, merger is the absorption of one estate in another, where a greater estate and a less coincide and meet in one and the same person without any intermediate estate, whereby the less is immediately merged or absorbed in the greater.
The estates here brought in question may have been in one and the same persons at one and the same time, but by the very nature of the act creating them they were held by different right and for a different purpose.
Florida courts have applied the doctrine of Merger of Estates to test the validity of a trust where the same person held the legal and beneficial interests.
