Disney Vacation Club (DVC) is a company, wholly owned by The Walt Disney Company, that operates as a pseudo-time share operation. The way it works is this: You purchase a number of "vacation points" as a one-time purchase. The current cost of points effective July 1, 2006, is $101/point with a minimum purchase of 150 points. It is possible to finance this purchase, and the interest is currently deductible as a Federal income tax deduction. You are also charged an annual dues fee which varies depending on the number of vacation points that you purchased. Currently this fee is between $3.00 and $5.00 per vacation club point held by the member. One major concern is that this fee has been rising at a rate 2-3 percentage points above inflation. If that trend doesn't stop, Disney may very well force some current DVC owners out of the program. (NOTE: Old Key West Members had a decrease in maintenance fees in 1999 and 2000). You receive an additional full allotment of vacation points each year. You can "spend" them in several ways, or you can "bank" them to use the following year. Also, if you need extra vacation points in any given year, you can "borrow" points from the following year. The fine-print rules for banking and borrowing are pretty detailed. For members who own vacation points at DVC resorts other than Disney's Saratoga Springs Resort, the program ends in the year 2042. For Disney's Saratoga Springs Resort, membership ends in 2054. As of those years, you will no longer receive vacation points on an annual basis. This is why you can't consider buying Vacation Club points a real estate investment -- you won't own anything at the end of the program. Disney Vacation Club Resort locations

Located near Downtown Disney, Disney's Old Key West Resort is the first of Disney's Vacation Club Resorts (in fact, at one time it was simply known as Disney's Vacation Club Resort). Disney Vacation Club's Boardwalk Villas opened during the summer of 1996. The Boardwalk Villas are different from Old Key West in that the Villas are integrated into the hotel portion of Disney's Boardwalk Resort. The Boardwalk Resort consists of the Villas (the DVC units) and the Inn, which has the hotel units. The Beach Club Villas are located in the Epcot resort area adjacent to Disney's Yacht and Beach Club Resorts and across Crescent Lake from the Boardwalk Resort. It opened it’s doors in July, 2002. Saratoga Springs Resort & Spa is the latest addition to Disney's Vacation Club. The resort will recreate the upstate New York country retreats of the early-1900s. Featuring babbling brooks, themed pool, dark wood antique style furniture and Victorian era architecture, fabrics and colors. Room Types

      • Studio Vacation Homes

The studio units are similar to the standard hotel room. The studio units consist of two double beds and a table, or one queen bed and a sleeper sofa with a table. Also included is a wet bar with an under-counter refrigerator, microwave and a coffee maker. Each unit has a small patio with two chairs and a small table. The studio vacation homes sleep a total of four people.

      • One-Bedroom and Two-Bedroom Vacation Homes

The one-bedroom vacation homes have a master suite, a living room, kitchen, and private patio. The two-bedroom vacation homes provide two additional queen-sized beds and a private bath in a separate bedroom. Both the one-bedroom and two-bedroom homes have a Master Bedroom Suite with a king-size bed, a master bath with a whirlpool tub, a fully equipped kitchen with a dishwasher and microwave oven, ceiling fans in the living room and bedrooms, a full-size washer and dryer in a laundry room, televisions in the living room and each bedroom, a queen-size sleep sofa in the living room, and private patio with access from the master bedroom and living room. The one-bedroom vacation homes sleep four people and the two-bedroom vacation homes sleep a total of eight people.

      • Three-Bedroom Grand Villas

The Grand Villas are the most luxurious vacation homes at Vacation Club resorts. Each Grand Villa has three bedrooms and four baths. The two-story grand villas have a first floor containing a Master Bedroom Suite with a king-size bed and whirlpool tub, a living room with a cathedral ceiling and a 32" screen television, a fully equipped kitchen with a dishwasher and microwave oven, a separate dining room, a full-size washer and dryer in a laundry room, a powder room and a private patio. The second floor contains one bedroom with two queen-size beds, the other bedroom has two double-size beds. Some grand villas are on one-floor only. Each of these bedrooms has a private bathroom and color televisions. The Grand Villas sleep a total of twelve people.


How It Works

Disney Vacation Club (DVC) is flexible version of vacation ownership. Typically Disney, members get consistently high standards for comfort and hospitality. Just as Walt Disney imagineered the amusement park concept into a theme park, Disney Vacation Club improved on the foundation of earlier timeshare programs. There are some key benefits to the point-based system over traditional fixed-week timeshares.

  • Your length of stay is up to you; stay for night, weekend, a week or longer.
  • You can choose when to go; plan for a romantic winter getaway or a summer adventure with the kids.
  • Choose from a variety of room sizes, from Studios to 1 and 2 Bedroom Vacation Homes to 3 Bedroom Grand Villas.
  • Never stuck with the same vacation experience; there is always something new such as other resorts, timeshare exchanges, adventure travel and cruises

The Vacation Point System

When people become DVC Members, they purchase a real estate interest in the club. This real estate interest entitles them to an annual allotment of vacation points. The larger the real estate interest purchased, the more points that are received each year. The current price as of July 1st, 2006 is $101 per vacation point with the minimum purchase being 150 vacation points. Vacation Club members then use their points to make reservations at one of the Vacation Club resorts or one of the other options available. The number of points needed depends on the room type, resort, and time of year selected. Points can be saved, or banked, for use the following year.


Home Resort

Your "home resort" is the resort in which you have your real estate interest. There are currently seven DVC resorts: Disney's Old Key West Resort, Disney's BoardWalk Villas, Disney's Beach Club Villas, The Villas at Disney's Wilderness Lodge, and Disney's Saratoga Springs Resort & Spa, all located at Walt Disney World, along with Disney's Vero Beach Resort and Disney's Hilton Head Island Resort.


The main advantage to owning a real estate interest in one resort over another is that you are allowed, as a member, to make reservations at your home resort up to eleven months in advance of your stay. For resorts other than your home resort, you are permitted to make reservations only seven months in advance.


Another very important fact relating to the home resort is that any timeshare swaps performed are made to and from your home resort. These "Member Getaways" resort exchanges are actually exchanges of accommodations at a DVC Resort for accommodations at a Member Getaways destination, based on availability.


Cancelled projects

A project in Newport Coast, California began in March 1994, followed by rumors of resort plans in Beaver Creek, Colorado. In August 1995 an issue of Wired magazine reported that Disney Vacation Club was considering a site at Times Square in New York City, part of the 42nd Street Project near the New Amsterdam Theater and ABC studios. Neither the Beaver Creek nor the Times Square project ever came to fruition. On July 23, 2001, Disney issued a press release announcing the construction of an un-named Vacation Club resort at Walt Disney World's Eagle Pines golf course. The architectural style was going to be a tribute to early-20th century Florida resort style, with it's Moorish and Spanish influences. Opening was scheduled for 2004 and 2005, but the post-September 11 vacation slump derailed the plans for this resort. Disney instead opted to use the infrastructure at the floundering Disney Institute to serve as the hub for the resort that became Saratoga Springs.
