The resort has experienced plenty of large-scale construction in recent years Sunny Beach (Bulgarian: Слънчев бряг, Slǎnchev bryag, German: Sonnenstrand, Russian: Солнечный берег, Dutch: Zonnestrand) is a resort on the Black Sea coast of Bulgaria, located approximately 35 km north of Burgas in Nesebar municipality, Burgas Province. It is the biggest and most popular holiday resort of the country, and is home to over 200 hotels with more than 110 000 beds. There are also 130 restaurants and numerous live music bars, pubs, nightclubs, discos, cafes. It has been undergoing continuous expansion for many years. In recent years almost the whole hotel base has been renovated and several new luxurious hotels have been built as well as many spectacular apartment complexes. Housing in Sunny Beach has been heavily favoured by British and Irish property investors in recent years. However, Sunny Beach, like other resorts on the Balkan Coast of Bulgaria has suffered from mis-selling of apartments to overseas investors, with poor quality and a large oversupply due to low levels of demand due from tourists due to the availability of reasonably priced hotels. The property market there is still very corrupt and influenced by organised crime; because the overseas property industry is unregulated this has meant foreign purchasers are easy prey. The result of these unfortunate circumstances are that property prices are now falling, and there is little prospect of investors selling their investments for a profit. High levels of investors are now trying to bail out, having lost tens of thousands of pounds.
